Do mini splits devalue your home?

No. A home with mini splits is worth more to a buyer than the same home with no cooling. In a home that already has ducts, a central system is easier for buyers and agents to understand, so there a mini split is the harder sell.

What are the downsides to mini splits?

Two that matter: a visible wall unit in every conditioned room (plus exterior line set covers and drains), and cost that scales per room, roughly $5,200 to $10,300 for one zone and $11,000 to $25,900 for multi-zone in Denver. Filters also need cleaning every four to six weeks.

Where should you not install a mini split?

As the main system in a house with usable ductwork, over a bed or aimed at a couch, on an exterior wall that forces a long visible line set run, or in a room with no gravity path for the condensate drain.

Which mini split brands should I avoid?

Any unit sold as a marketplace listing or DIY kit with no local dealer, parts stock, or warranty support in Colorado. We install Mitsubishi (as a Diamond Contractor), Carrier, and Bosch because all three have a factory-backed network here.

Are mini splits worth it in Denver?

Yes when there are no ducts: boiler homes, additions, garages, ADUs, and hot upstairs floors. If your house has ductwork in usable shape, a ducted heat pump is usually the better buy and the easier one to sell later.

Mini Split Downsides and Resale Value in Denver

Do mini splits hurt resale value?

No. A home with mini splits is worth more than the same home with no cooling, because the buyer gets something that works. That is the fair comparison for most Denver houses that end up with them: bungalows on boilers, additions, top floors, ADUs. There were never ducts to begin with.

The nuance is in homes that do have ducts. A central system is what buyers and realtors understand at a glance. A wall head in every room of a ducted house reads as a shortcut, and an agent has to explain it. There is no reliable dollar figure for that effect.

So the resale question is really the ducts question. If your house has usable ductwork, read central AC vs mini split before going any further. If it does not, resale is not the reason to hesitate.

The two downsides that are real

Looks. Every conditioned room gets a wall unit, roughly the size of a carry-on suitcase, mounted high on the wall. Outside, the refrigerant lines run in a cover down the siding, and each head needs a condensate drain to somewhere. Some people stop noticing after a month. Others never do. Cost. You are buying a piece of equipment per room. One zone runs roughly $5,200 to $10,300 installed; a multi-zone system with two to eight heads runs roughly $11,000 to $25,900, before the Xcel cold climate rebate. Two smaller items get inflated online. Filters are washable and want cleaning every four to six weeks, which is more often than a central filter. And the efficiency argument mostly runs in the mini split's favor; the numbers are in the comparison article.

The first row is the one that matters. The other three are placement problems a careful installer solves on the walkthrough.

None of these mean a mini split cannot go in. They mean the head goes on a different wall, or the house gets a ducted system instead. The walkthrough is where this gets decided, before a quote.

The brand trap

The units to avoid are the ones with no one in Colorado to stand behind them. Marketplace listings and DIY kits ship at a price that looks like a win until a board fails and there is no local parts inventory, no dealer, and a warranty that requires a licensed installer you never used.

When a mini split is the right call in Denver

A mini split is the right call when there are no ducts and no sensible way to add them. In Denver that is the boiler-heated bungalow, the addition the furnace never reached, the detached garage or shop, and the ADU on its own meter.

It is also the fix for the two-story house where the upstairs runs ten degrees hotter every summer. Ductwork changes rarely solve that; a head or two upstairs does. We wrote up why in hot upstairs, cold downstairs.

Cold climate mini splits qualify for the Xcel rebate at $2,250 per heating ton through September 30, 2026, and about a third less after that. Xcel does allow homeowner-installed mini splits in that program; ours are contractor-applied with the rebate deducted on the contract.
