We're now at the peak of that replacement window, and it shows: Northridge, Westridge, Falcon Hills, and the older sections of Highlands Ranch proper are seeing original builder systems fail in volume. We run jobs in these neighborhoods every week. Not all of Highlands Ranch is the same job. Backcountry is custom construction at 4,000-6,000+ sq ft, with two-furnace setups, complex zoning, and load calculations that can't be copied from a neighboring house. The Town Center townhomes have shared walls and limited mechanical room space. Each zone of the community requires a different approach, which is why we do a Manual J load calculation on every job rather than pulling a number off a previous project. Douglas County requires its own HVAC license (we hold #MA170322), and permit requirements differ from Denver or Arapahoe County. We pull all permits locally and coordinate inspections with the county directly - homeowners don't manage that process.

  • Builder-grade system failure: Homes built from 1993-2005 in Northridge, Westridge, and Falcon Hills typically shipped with Lennox S21-series furnaces and Trane XR80s. At 20+ years, these develop heat exchanger cracks, failed secondary heat exchangers, and compressor failures. Many also contain R-22 refrigerant in the AC coil, which has been phased out since 2020. Replacement is now more economical than repair for most of these systems.

  • HOA equipment requirements: Highlands Ranch HOAs commonly require condensers to be screened from street view, positioned within 3 feet of the foundation, and capped at 65 dB measured at the property line. Some subdivisions also regulate line set routing and concrete pad specifications. We pull HOA docs before we quote and handle the approval paperwork before installation day.

  • Douglas County wind and elevation load: At 5,920 feet with direct prairie wind exposure on the eastern side of the community, heating loads run 10-15% higher than comparable homes in Denver proper.   • Backcountry multi-zone complexity: Custom homes above 4,000 sq ft need two or more systems - one system covering the whole house typically leaves 5-8°F temperature differentials between floors. We design these jobs with independent zones, variable-speed equipment, and thermostat placement matched to how each floor is used.

  • R-22 refrigerant phase-out: Many Highlands Ranch AC systems installed between 1995 and 2010 still run R-22 (Freon), which was fully phased out of production in 2020. If your system has a refrigerant leak, restoring the charge to usable levels costs hundreds of dollars per pound - when you can find supply at all. Replacement with R-410A or R-454B equipment is the practical path forward for any R-22 system that develops a leak.

The Story of Highlands Ranch

A sprawling suburb located just 15 miles south of Denver, Highlands Ranch is a large master-planned community with roots spanning back nearly 100 years. Similar to many areas in the present-day Denver metro area, Highlands Ranch attracted farmers who saw fruitful possibilities, including an abundance of potatoes, alongside the Pikes Peak gold rush. This included Dad Rufus "Potato" Clark, a potato farmer whose harvest was so abundant he earned the title of Colorado's Potato King, and filed on a 160-acre homestead that now serves as the Highlands Ranch Golf Club. Highlands Ranch's history is defined by the historic Highlands Ranch Mansion and ranch, which housed several important farming families, including cattle barons, oil tycoons, political and business leaders, and prominent Denver socialites. Some of these families defined Colorado's agricultural landscape through the invention of innovative dry land farming techniques and cattle raising. Highlands Ranch officially became a suburb of the Denver metro area in 1978. In the present day, Highlands Ranch attracts locals and visitors alike with 26 parks, 8,200 acres of conservation space, golfing, a plethora of commercial developments, and a centralized location between the Denver metro area and Colorado Springs.
