About Us

Your Local Aurora HVAC Experts

Aurora is Colorado's third-largest city, sitting across parts of Arapahoe, Adams, and Douglas counties - a tri-county footprint that requires contractors to hold and maintain licensing in each jurisdiction separately. That matters when you're pulling permits, because the inspecting authority depends on which county your address falls in, not which city name is on your door. We track this proactively so jobs don't stall at the permit stage. The single largest driver of our Aurora work is the builder-grade replacement wave. Roughly 60% of homes built in Aurora between 1995 and 2015 received minimum-code HVAC equipment from builders looking to hit a price point, not a performance target. Goodman, York, and base-tier Rheem units were standard. Those systems were designed to last 15 years. They're now 15-25 years old, and we're replacing them in volume across Saddle Rock, Tallyn's Reach, Murphy Creek, Southlands, and Painted Prairie. When we see a neighborhood go through a replacement wave like this, every job gets a full Manual J recalculation - original builder sizing is almost always wrong for the actual house as it was finished and finished out by homeowners. HOAs add a layer most contractors underestimate. Major Aurora communities - Saddle Rock, Tallyn's Reach, Murphy Creek, Piney Creek - have CC&Rs that address condenser placement, screening requirements, and in some cases noise limits. We check HOA requirements before scheduling equipment selection, not after the unit is already on-site. It saves everyone a second trip.

HVAC Challenges in Aurora's Exposed Prairie

5,400 ft elevation
  • Prairie Wind Infiltration: Aurora's eastern exposure produces ACH50 blower-door readings that run 15-20% higher than comparable homes in sheltered west-side suburbs. Our Manual J calculations apply site-specific infiltration adjustments for homes along the E-470 corridor and in fully exposed subdivisions like Painted Prairie. An undersized furnace that passes code on paper can still leave you cold at 7 AM on a 5-degree-F morning with a 30 mph northwest wind.

  • The Builder-Grade Replacement Wave: Over 60% of Aurora homes built 1995-2010 were equipped with baseline Goodman, York, or entry-tier Rheem systems - 80% AFUE furnaces and 10 SEER condensers. These are now 15-25 years old and failing in clusters. When we replace one of these systems, we always rerun the load calculation from scratch. Builder sizing assumptions were conservative at best and wrong at worst, especially in homes that have since added finished basements or added square footage.

  • Dust and Air Quality: Aurora's spring dust events - amplified by active construction zones along E-470 and Smoky Hill Road - drive filter clogging rates that outpace most metro locations. Standard 1-inch filters become restrictive within 30-45 days during peak season. We size and install AprilAire 4-inch media cabinets that accept MERV-11 through MERV-16 filters, reducing change frequency to 6-12 months and protecting variable-speed equipment from the airflow restrictions that cause premature blower failure.

  • HOA Compliance and Acoustics: Saddle Rock, Murphy Creek, Tallyn's Reach, and Piney Creek all have CC&Rs that govern condenser placement, visual screening, and noise. Some explicitly cap outdoor equipment noise at 65 dB at the property line - which eliminates most single-stage condensers. We verify HOA requirements before specifying equipment, not after delivery. For noise-sensitive HOAs, the Bosch IDS Ultra and Mitsubishi Hyper-Heat lines both run at or below 55 dB at rated capacity.

Local Climate

Aurora sits at approximately 5,400 ft on the open eastern plains with no foothills terrain between the city and the prairie beyond E-470. Unlike Denver's western neighborhoods, there is no topographic shelter to buffer incoming weather systems. Chinook winds that moderate temperatures in Denver lose their warming effect by the time they reach Aurora's eastern subdivisions, leaving neighborhoods like Saddle Rock and Painted Prairie fully exposed to cold fronts sweeping down from the north. Spring dust storms generated by ongoing development along the E-470 corridor push fine particulate directly into homes - air filter replacement intervals run shorter here than in any other part of the metro. Aurora also sits in a high-hail-frequency zone: summer thunderstorms tracking northeast across Arapahoe County regularly produce golf-ball-sized hail that can bend condenser fins and damage outdoor refrigerant lines. Winter lows routinely reach 0-10 degrees F, while July highs push 95 degrees F or above, giving Aurora a wider design-day swing than most metro cities.

Why ChooseUniColorado

Your Trusted Aurora HVAC Experts

1

Builder-Grade Replacement Expertise: More than half our Aurora jobs are replacements of builder-installed Goodman, York, or Rheem systems from the 1995-2015 build wave. We know the ductwork configurations, the common undersizing patterns, and the electrical panel situations in these homes before we arrive. This translates to faster installs with fewer surprises.

2

Tri-County Licensing: Aurora spans Arapahoe, Adams, and Douglas counties. We hold licensing in all three and know which authority has jurisdiction based on your address. Permits don't stall because of a county boundary.

3

HOA Coordination: We verify HOA requirements for Saddle Rock, Murphy Creek, Tallyn's Reach, Piney Creek, and other covenant communities before specifying equipment. If your HOA has placement or decibel restrictions, we address them in the quote - not on install day.

4

Upfront Pricing with Rebate Verification: Every Aurora quote includes Xcel Energy rebate verification. If your system qualifies for the $2,250/ton Xcel heat pump incentive or state program, we calculate it before the final number reaches you.

5

20-25 Minutes from Most of Aurora: Our Denver shop puts us within a reasonable drive of most Aurora neighborhoods. Saddle Rock and Southlands run 25 minutes; Original Aurora and the I-225 corridor run closer to 20.

6

Dust and Prairie Air Quality Solutions: Aurora's spring dust season is hard on HVAC equipment and worse for allergies. We install AprilAire media cabinets and size filtration to your actual airflow - not just what fits in the existing filter slot.

Local History

The Story of Aurora

Situated in the prairie at the foot of the Rocky Mountains, Aurora began as a rural farming community that mainly produced wheat and barley in the late 1880s. The town was originally referred to as the town of Fletcher after Denver businessman Donald Fletcher, who left the community with a substantial water debt following the 1893 Silver Crash. In 1907, residents banded together to rename the town to Aurora after one of the subdivisions composing the town. Aurora then blossomed, becoming the fastest-growing city in the country during the early 1980s. In the present-day, Aurora leads the nation in redevelopment as it focuses on the progressive creation of new housing, recreational, and business plazas. Aurora is home to three military bases with a vibrant military heritage, including the Colorado Freedom Memorial, which honors over 6,000 Colorado veterans who have died or are missing in action; 100 parks, including the 4,000-acre Cherry Creek State Park; the University of Colorado Anschutz Medical campus; and a rich cultural arts district under 205 days of sunshine.
