About Us

Your Local Arvada HVAC Experts

Arvada is one of those cities that looks like one place on a map but functions as three or four different housing markets when it comes to HVAC. The 1950s-1970s ranches and split-levels in central Arvada between Wadsworth and Kipling are reaching the point where everything needs attention at once - the ductwork is original, the furnace is on its second or third replacement, and the AC was added sometime in the 1990s with varying quality of installation. West Woods and the 80th Avenue corridor are deep into the builder-grade replacement wave, with 20-30-year-old Goodman and York systems that were minimum-code equipment when they were new. And then you have Candelas and Leyden Rock on the western edge, where the homes are newer but the electrical panels were often undersized for heat pump conversions. Jefferson County handles permitting for most of Arvada, though some addresses along the eastern boundary fall in Adams County jurisdiction. We track this proactively and pull permits with the correct authority. Arvada also has a significant number of HOA communities with condenser placement and noise provisions - West Woods, Candelas, Leyden Rock, and Ralston Valley among them. We check HOA requirements before specifying equipment, not after it arrives on-site. Our Denver shop is 15-20 minutes from most Arvada neighborhoods, making it one of our most convenient service areas for scheduling and follow-up visits.

Local HVACConsiderations

HVAC Challenges Across Arvada's Elevation Range

5,344 ft elevation
  • Foothills Edge vs. Plains: Arvada spans roughly 800 feet of elevation from Olde Town near Ralston Creek to Leyden Rock at the foothills edge. That matters for system sizing: a home at 5,900 feet in Candelas has a meaningfully different heating load than a home at 5,200 feet near Wadsworth and 58th. We run Manual J calculations using the actual site elevation and exposure, not a single city-wide average.

  • 1950s-1970s Ductwork Leakage: Central Arvada's older ranch and split-level homes between Wadsworth and Kipling carry 50-70-year-old galvanized ductwork with joints that have separated, boot connections that no longer seal, and return air plenums with gaps large enough to see daylight through. Before specifying new equipment for these homes, we test the duct system. Installing a high-efficiency furnace on a duct system that leaks 25-30% of conditioned air is a waste of the efficiency premium.

  • Builder-Grade Replacement Cycle in West Woods: The 1990s-2005 construction in West Woods, Meadowglen, and along 80th Avenue was equipped with builder-grade 80% AFUE furnaces and 10-13 SEER condensers. These systems are 20-30 years old and failing in clusters. When we see an entire neighborhood on the same replacement timeline, we plan accordingly for parts availability and scheduling.

  • Electrical Panel Limitations: Even Arvada's newest homes at Candelas and Leyden Rock were often built with 100A or 150A electrical panels. Heat pump conversions typically require 200A service. We assess electrical capacity during the initial site visit and include panel upgrade costs in the quote upfront rather than discovering the limitation after equipment has been ordered.

  • HOA Condenser Requirements: West Woods, Candelas, Leyden Rock, and Ralston Valley all have HOA provisions governing outdoor equipment placement, screening, and in some cases noise limits. We verify HOA requirements before finalizing equipment selection.

Local Climate

Arvada sits at 5,344 feet along the transition zone between the Denver plains and the foothills, with neighborhoods spanning from about 5,200 feet near Olde Town to nearly 6,000 feet at Leyden Rock and Candelas on the western edge. That 800-foot elevation spread within a single city creates real differences in heating load. Western Arvada neighborhoods at higher elevation see colder overnight lows, more persistent snow cover, and stronger Chinook wind events than the central and eastern sections closer to I-76. Ralston Creek and Van Bibber Creek create localized cold air drainage corridors where nighttime lows can run 5-8 degrees below the surrounding neighborhoods. Summer highs regularly reach the mid-90s in eastern Arvada, while the western foothills edge runs a few degrees cooler but experiences more intense afternoon thunderstorm activity and associated hail risk.

Why ChooseUniColorado

Your Trusted Arvada HVAC Experts

1

Elevation-Aware Sizing: Arvada spans 800 feet of elevation from Olde Town to Leyden Rock. We run load calculations using actual site elevation and exposure data, not a single city average. A home at 5,900 feet in Candelas needs different equipment than one at 5,200 feet near Wadsworth.

2

Ductwork Assessment First: Central Arvada's 1950s-1970s homes frequently have ductwork that leaks 25-30% of conditioned air. We test and address duct issues before installing new equipment, so you get the efficiency you're paying for.

3

Jefferson County Licensed: We hold the proper licensing for Jefferson County permitting and know which Arvada addresses fall in Adams County jurisdiction. Permits don't stall because of a boundary question.

4

HOA Coordination: West Woods, Candelas, Leyden Rock, and Ralston Valley all have outdoor equipment provisions. We verify requirements before finalizing your equipment selection.

5

15-20 Minutes from Our Shop: Arvada is one of our closest service areas. We're in the area frequently for installations and follow-up visits.

6

Full Rebate Processing: Arvada is Xcel Energy territory for gas and electric. We verify Xcel heat pump rebates, HEAR income-qualified incentives, and Colorado state credits, and handle the paperwork.

Local History

The Story of Arvada

Arvada was founded in 1870 as a small farming and mining supply community along Ralston Creek, originally named after Hiram Arvada Haskin, a local mine developer. The town grew slowly through the early 20th century as an agricultural center, with the Olde Town area serving as the commercial core. The post-WWII housing boom transformed Arvada from a small town into one of the Denver metro's largest suburbs, with rapid residential development spreading west from Wadsworth Boulevard through the 1960s and 1970s. The opening of the Gold Strike Line commuter rail station in Olde Town in 2024 connected Arvada directly to downtown Denver and Union Station, marking a shift toward transit-oriented development. Today Arvada is home to roughly 125,000 residents, with Olde Town maintaining its historic character while newer master-planned communities like Candelas and Leyden Rock extend the city to the foothills edge near Rocky Flats National Wildlife Refuge.
