How It Works

What We Do for New Construction

UniColorado provides the full HVAC scope for new residential construction: load calculations, system design, equipment procurement, ductwork fabrication, rough-in installation, equipment setting, controls wiring, and inspection coordination. We work with general contractors, custom home builders, and homeowner-builders across the Denver metro. Our new construction team operates separately from our retrofit crews, with dedicated installers who work on new builds daily. This means your project gets consistent personnel who understand the sequencing and coordination required with other trades.

Manual J Load Calculations

Every new construction project starts with a Manual J load calculation. This is the industry-standard method for determining the correct heating and cooling capacity for each room in your home. We account for Denver's altitude (5,280 feet), which affects equipment performance, as well as insulation R-values, window specs, orientation, and ceiling heights. Proper load calculations prevent two common problems: oversized systems that short-cycle (turning on and off too frequently, reducing comfort and equipment life) and undersized systems that cannot keep up on the hottest or coldest days. Colorado building codes require Manual J calculations for all new construction HVAC permits.

Ductwork Design & Installation

Ductwork is the circulatory system of your HVAC. In new construction, we have the advantage of designing the duct layout from scratch, optimizing for airflow efficiency, noise reduction, and accessibility for future maintenance. We use rigid sheet metal for trunk lines and insulated flex duct for branch runs where appropriate. Common ductwork configurations for Denver new builds include basement trunk systems (ranch and bi-level), chase-based vertical runs (two-story), and attic distribution (some modern designs). We design the duct system to minimize the number of turns and maintain proper static pressure at every register.

Zoning for Multi-Level Homes

Two-story and split-level homes in Denver almost always benefit from zoning. A zoned system uses motorized dampers and multiple thermostats to control temperature independently on each floor. Without zoning, the upstairs is typically 3-5 degrees warmer than downstairs in summer and cooler in winter. For new construction, zoning is significantly easier and more cost-effective to install than retrofitting an existing home. We design zone layouts during the planning phase and integrate the dampers and controls into the ductwork during rough-in. Heat pump and mini-split systems offer inherent zoning through multi-head configurations.

Equipment Options for New Builds

New construction gives you the widest range of equipment options because there are no constraints from existing ductwork or fuel connections. We install: - Gas furnace + AC (traditional, lowest upfront cost) - Heat pump systems (heating and cooling in one unit, electrification-ready) - Ductless mini-splits (ideal for additions, ADUs, and homes without ductwork) - Hybrid systems (heat pump primary with gas furnace backup for extreme cold) We help builders and homeowners select equipment based on energy goals, budget, and the home's design. For homes targeting net-zero or all-electric, we design heat pump systems sized for Colorado's cold climate.

Permits & Inspections

New construction HVAC requires mechanical permits and inspections in every Colorado jurisdiction. UniColorado is licensed in over 30 jurisdictions across the Front Range, including Denver, Arapahoe County, Jefferson County, Douglas County, and their municipalities. We handle the full permit process: application, fee payment, rough inspection scheduling, and final inspection coordination. The inspection process typically involves two visits from the building inspector: a rough inspection after ductwork is installed (before drywall) and a final inspection after equipment is set and operational. We coordinate inspection timing with your general contractor to avoid scheduling conflicts.
